Following is most of the information you could need
concerning Flo-Mar's move-out policies. If you have any questions, please
call the office at 483-2240.
Rent
The
full amount of rent is due on August 1st regardless of what day you are
moving out. Your lease states the
total amount of money to be paid over the course of the year.
For your convenience and ours, we have divided this into 12 equal monthly
installments and any discount has been prorated over the entire year.
If you have any questions regarding the payment of your rent in August,
please call the office between 12 and 5 PM, weekdays.
Now
is also the time to pay off balances that have collected on your account
from late fees and other charges. It
is important that your entire balance be paid promptly so as to save us
all a hassle when it is time to return your security deposit.
To
prevent confusion and to ensure proper credit, please also call any utility
companies that you hold accounts with now to inform them of your lease end
date. By doing so, you will avoid
charges to your account that do not belong to you. Remember, utility bills must stay in your name until the last
day of your lease regardless of the day you physically move-out of the
apartment, as per your lease agreement.
Finally,
please be sure to start preparing your apartment for move-out as soon as
possible. Strict guidelines have
been set and included in the last mailing explaining the cleaning process.
In order for us to refund your security deposit and cleaning fee in full,
you must follow these guidelines.

Partial
Moveouts
If
some but not all of you are moving out of your apartment this year, I need
you to call the office to inform me of your plans.
I
need to know when you will be moving out and when the new roommate is planning
on moving in so I can make arrangements to inspect the apartment, clean the
carpeting and get the apartment ready for the new roommate.
When
making plans, please keep in mind that the bedroom will need to be empty for at
least 2-3 days between tenants for us to have everything ready in time.
Please call me as soon as possible to tell me
your plans.

Trash
Removal
The
city has informed us of their increased enforcement of the Solid Waste chapter
of the City Code.
The
Code states that "any trash or rubbish placed at the curb for collection at
un-designated times will be removed by a city contractor and the landlord will
be charged for the removal." The
city will be heightening its enforcement of this code specifically between
August 10th and September 2nd of 2001, during your
move-out.
If
Flo-Mar Apartments is assessed any costs for your trash removal, the amount will
be deducted from your security deposit.
Place
your trash on the curb no earlier than 5:00 pm on the evening before your trash
is to be collected. Bring your cans
back to the house before 8:00 am the next morning.
If
you are moving out before trash day, you can leave your filled trashcans behind
the house until trash day. However,
you must return to the house to take your cans out to the curb for trash day.
You
will be charged for the removal of any trash left at your house.

Asked Questions
Why
do I owe a full month of rent for August if I'm moving out before the 30th?
If
your move-out date is before the 30th, you moved into your apartment
early without charge by agreeing to move out on this date.
Also, keep in mind that your lease states the total amount of money to be
paid over the course of the year. For

What
do I do with my trash if I move out before trash day?
If
you are moving out before trash day, you can leave your filled trashcans behind
the house until trash day. However,
you must return to the house to take your cans out to the curb for trash day.
You will be charged for the removal of any trash you leave behind,
whether inside or outside your apartment.
What
is the move-out procedure?
First
you will want to make sure that everything is out of your apartment, the
apartment is clean and locked up and that you have called the utility companies
to remove service from your name. Then
bring your keys and forwarding address to the office in an envelope marked with
your apartment address. There will
be information outside the office door along with instructions.
Make sure you follow all of the instructions and leave your keys either
in the office or in the mail slot next to the office door.
DO NOT put your keys or anything else under any door.
You will be responsible for anything left under the door.
How
and when will I get my security deposit back?
Your
security deposit will be returned within 30 days of vacating and giving proper
written notice. It will be sent to
the agent listed on your lease at their forwarding address.
If no forwarding address is given, it will be sent to the agent's home
address or parent's address. The
check will have every tenant's name on it and cannot be cashed without every
tenant's signature.
Can
Flo-Mar send separate checks to each tenant?
Yes.
However, every tenant must submit in writing, a request for Flo-Mar to
return separate checks. There is a
fee of $15 per extra check for this service.
Flo-Mar will split the security deposit equally among all tenants unless
otherwise agreed in writing, regardless of who is responsible for the charges
deducted from the security deposit.
What
types of things might be deducted from my security deposit?
Delinquent
water bills, balances on your account including late fees, unpaid rent and
maintenance charges, damages to the apartment and keys that are not returned are
most commonly deducted from your security deposit.
You may be charged for other things.
Does
Flo-Mar make partial cleaning payments?
No.
According to our agreement, you must clean your apartment to the
standards set forth in your application (also included in your move-in packet).
Tenants who clean thoroughly to meet all of the specifications stated in
the agreement will receive a payment of $82.50, which equals the amount you paid
($75) plus an additional 10%.
What
if my roommate doesn't help me clean? Will
she/he get a cleaning payment?
If
the apartment is cleaned according to the guidelines and standards set forth,
all tenants on the lease will receive a cleaning payment.
If the entire apartment is not cleaned properly, no part of the cleaning
payment will be returned. Tenants
are welcome to divide the cleaning payment in whatever way they deem fair.

Cleaning Procedure
When you signed your lease, you agreed to pay the
cleaning fee of $75 per person. It is agreed that this fee is not a security
deposit but that Flo-Mar will pay tenants to clean the premises at the end of
the lease term. The amount paid is equal to the original cleaning fee plus 10%.
To receive this payment, the premises must be cleaned in a professional manner
so that new tenants can move into a clean apartment without Flo-Mar doing
additional cleaning. Tenants who clean premises only partially are not
entitled to receive partial payments. Cleaning must be done to the standards set by Flo-Mar, which
are described below. It is further agreed that premises are to be cleaned
according to these standards regardless of how clean the premises
actually were, or how clean they are claimed to have been, at the time of
move-in.
1. CARPET:
Vacuum.
DO NOT USE SOAP OR ANY CLEANER!!!
2. CLOSETS, DOORS AND WINDOWS:
Clean
and dust. Clean windows inside and out using only glass
cleaner and paper towels. Refer the
enclosed instructions for operating newer double hung windows. Double hung windows open from the inside.

3. DUST:
Dust
window ledges, heat registers, baseboards, ceiling fan blades, shelves, air
conditioning covers, and anything else that collects dust.

Use a dry
rag first
·
If dirt
remains, use a moist cloth and “409”.
4. WALLS AND LIGHT SWITCHES:
1. Use SPIC & SPAN to remove spots from walls. Use an
up-and-down motion to prevent streaking. Wipe
down switch covers to remove fingerprints.
2. DO NOT USE FANTASTIC
or like cleaners--they damage walls and may remove paint!
3. TEARING TAPE FROM
WALLS will cause damage.
Do not tear tape from walls--not even a little!
Tenants will be billed for such damage. Remember, it is against Flo-Mar
rules to use tape on your walls because it is so very hard to remove without
causing damage. If there is any
tape on your walls, use a hairdryer to
heat the tape before attempting to peel it off.
If this doesn’t work,
just leave tape on walls
rather than trying to rip it off. DO
NOT attempt to hide wall damage using toothpaste or paint.
This will make the damage more costly to repair
5. KITCHEN
1. STOVE
·
Clean
oven with oven cleaner (EASY OFF).
·
Place
newspaper on floor to catch foam, preventing floor damage.
·
Spray
oven the night before cleaning and allow to soak.
·
Remove
racks--clean with scouring pads, rinse, and dry.
·
Clean
burner bowls, drip pans, and rims using oven cleaner.
·
Clean
area around burners and under burner bowls with a small amount of oven cleaner.
·
Move
stove away from wall and clean sides of stove with “409”.
2. REFRIGERATOR
AND MICROWAVE:
·
Clean
refrigerator and microwave inside and outside with “409”.
·
When
finished, leave refrigerator turned on.
3. CABINETS AND COUNTER
TOPS:
Clean cabinet shelves, drawers, doors, and counter tops using only glass
cleaner and soft
rags.
