guest noise at a reasonable level. Be aware of your neighbors, and be
extra considerate at late hours of the night. Also, monitor your volume
when your apartment windows are open as well as when you and your guests
are walking between your apartment and your vehicles.
b. No Noise or Quiet Hours for Ypsilanti are
11:00 pm to 7:00 am (per the Ypsilanti Police Department) if you are
bothered by noise during these hours please call the YPD at 734-483-9510
to report the problem.
c. If bothered by noise,
call the Flo-Mar office and leave a message we will address the noise
issue on the next business day. Please note that most noise issues
are not considered an emergency situation.

In apartments where electricity is included in the rent,
air conditioners are not allowed on the premises unless you have obtained
written permission from Flo-Mar Apartments beforehand.
Air conditioners may never be placed in the front windows of your
building.
For your convenience, we
recommend you to sign up for the Budget Plan with Detroit Edison and
MichCon. You will then be billed the same amount each month for your
electricity and gas. Ask the service representative of each company for
more information.

Parking Regulations
1. Vehicles:
·
Vehicles must be used by tenants and
owned by either tenants or tenants' parents.
·
NO GUEST
PARKING IS PERMITTED. This
includes friends and relatives.
·
Tenants
are responsible for guests parking in Flo-Mar lots.
·
All vehicles
parked on Flo-Mar lots must have valid parking permits.
·
Vehicles
must be in working order.
2. Obtaining Parking
Permits:
·
Fill out the Vehicle Registration
Form contained in the pocket of this folder.
·
Bring both the
completed form and your vehicle registration card to the Flo-Mar
Office to receive a permit.
3. Placement of
Parking Permits:
·
Adhere the permit directly to the
left side of car rear window (i.e. behind driver's head).
·
Do
not use tape to secure permit.
4. Parking Lots:
·
Determine location of the assigned
lot for your vehicle.
·
Park your
vehicle only in the lot to which the vehicle has been assigned.
·
If you are
unsure about where you should park- ASK -you may be towed!
·
Park
your vehicle only in parking spaces. Never park in the driveway or block
in other vehicles.
5. Changing License
Plates or Vehicles:
·
Changes require filling out a new
registration form at the Flo-Mar Office.
·
Changes require
obtaining a new permit from the office. Do not move permit between
vehicles. If a permit number doesn’t match the vehicle description on
file, the vehicle will be towed.
·
There will be a
charge of $5 to obtain a second permit.
·
The
first permit is free.
6. Towing:
·
Vehicles without valid permits or with
permits that are displayed improperly will be TOWED AT TENANT
EXPENSE with NO PRIOR NOTICE.
·
All parking
lots are patrolled continually by a towing service.
7. Parking Spaces:
·
Your parking permit does not guarantee you a
parking space and spaces are not reserved.
8. Temporary Permits
·
If your vehicle will be temporarily gone and
you will be using a different vehicle, contact the office to obtain a free
temporary permit for that vehicle.
Note:
These rules help to ensure that there are adequate parking spaces for
everyone. If neighbors, friends and commuters were to park in Flo-Mar
spaces, you would be forced to park in the street. To prevent this, Flo-Mar
rules are strictly enforced.
If you have a vehicle but no
parking permit, come in for a permit before you park in the lot or you
will be towed! You may also register your vehicle for a permit by
accessing the
Vehicle Registration Form on the internet. Please remember that only
one vehicle permit will be granted to each Flo-Mar tenant, that the
vehicle must be owned by you or your parent and that you must come into
the office to turn in the form and pick up your permit personally.

Pet Policy
a. No pets are allowed on
the premises unless you have obtained written permission from Flo-Mar
Apartments beforehand. NO DOGS ARE PERMITTED IN FLO-MAR
APARTMENTS AT ANY TIME.
b. We will give
permission for certain small pets which always remain in their containers,
such as fish or caged hamsters.
c. We will also allow
some indoor cats. There will be additional charges because such pets
present a much higher risk of permanent damage.
d. If you are
considering getting a pet, be sure to discuss it with Flo-Mar beforehand!
If we discover an unapproved animal on your property, you will be charged
$400 and you will be required to remove the animal at once. If you do
not remove it, you will face eviction proceedings.
PLEASE DO NOT ALLOW GUEST TO BRING ANIMALS INTO YOUR APARTMENT, THE
CHARGES LISTED ABOVE WILL APPLY IF YOU ALLOW THIS TO HAPPEN.
Flo-Mar Pet
Agreement and Addendum to Lease
1) Flo-Mar agrees to
allow tenant to have no more than two cats on the premises.
2) It is agreed that the cat must
be spayed or neutered, de-clawed (or have claw caps), have current vaccinations and be an
indoor cat.
3) Flo-Mar may at any time ask
the cat owner / tenant to produce veterinary records to prove the cat is
spayed or neutered, de-clawed and has current vaccinations.
4) Tenant shall pay
the sum of $360.00 per cat living in the apartment. The fees are broken down
accordingly:
a) $100.00 non-refundable fee paid
up front at the same time that the security deposit is due or when this
addendum is signed.
b) $240 a year pet
rent can be broken down into payments. If the pet is added in
September the fees will be $20 per month extra added to your rental
amount. The monthly fee may be higher if the cat is added in the
middle of the lease. Please note that the sum of $240 is due
regardless of when the cat in brought into the apartment.
c) $20 will be added to your security
deposit to reflect the change in the rental amount for adding one cat.
This is due when the non-refundable pet fee is paid.
5) Tenant at all times must
exhibit general responsible pet ownership.
6) Tenant further agrees to be
responsible for any damage or costs incurred by having a cat in the
apartment, such as but not limited to fleas, odors and damage to all
carpet, pad and sub-floors from pet urine or other fluids.
7) No other animals are allowed
on the premises.
8) If any unapproved animals are
brought on to the premises, tenant will be fined $400 (according to lease)
and the full pet fee, regardless of how long the animal is on the
premises.

Cleaning
When you signed
your lease, you agreed to pay the cleaning fee of $75 per person. It is
agreed that this fee is not a security deposit but that Flo-Mar will pay
tenants to clean the premises at the end of the lease term. The amount
paid is equal to the original cleaning fee plus 10%. To receive this
payment, the premises must be cleaned in a professional manner so that new
tenants can move into a clean apartment without Flo-Mar doing additional
cleaning. Tenants who clean premises only partially are not entitled to
receive partial payments. Cleaning must be done to the standards set
by Flo-Mar, which are described below. It is further agreed that premises
are to be cleaned according to these standards regardless of how
clean the premises actually were, or how clean they are claimed to have
been, at the time of move-in.
1. CARPET:
VACUUM, BE SURE TO USE YOUR HOSE ATTACHMENT
ON YOUR VACUUM TO CLEAN UNDER ALL HEATER VENTS AND ALONG ALL BASEBOARDS
AND CORNERS. DO NOT USE
SOAP OR ANY CLEANER AND PLEASE DO NOT RENT A CARPET CLEANER!!!
2. CLOSETS, DOORS
AND WINDOWS:
Clean and dust.
Clean windows inside and out using only glass cleaner and paper
towels. Refer the enclosed instructions for operating newer double hung
windows. Double hung windows open from the inside. If you have any
questions about this please see us.
3. DUST:
Dust window ledges,
heat registers, baseboards, ceiling fan blades, shelves, air conditioning
covers, and anything else that collects dust.
·
Use a dry rag first.
·
If dirt remains, use a moist
cloth and “409”.
4. WALLS AND LIGHT
SWITCHES:
1. Use SPIC & SPAN OR
PARSONS AMMONIA to remove spots from
walls. Use an up-and-down motion to prevent streaking. Wipe down switch
covers to remove fingerprints.
2. DO NOT USE FANTASTIC or like
cleaners--they damage walls and may remove paint!
3. TEARING TAPE FROM WALLS will
cause damage. Do not tear tape from walls--not even a little!
Tenants will be billed for such damage. Remember, it is against Flo-Mar
rules to use tape on your walls because it is so very hard to remove
without causing damage. If there is any tape on your walls, use a
hairdryer to heat the tape before attempting to peel it off. If
this doesn’t work, just leave tape on walls rather than
trying to rip it off. DO NOT attempt to hide wall damage using
toothpaste, paint, spackle or anything else regardless of how well you can
do it. Call the office if you have questions about this policy.
5. KITCHEN
1. STOVE
·
Clean oven with oven cleaner
(EASY OFF).
·
Place newspaper on floor to
catch foam, preventing floor damage.
·
Spray oven the night before
cleaning and allow to soak.
·
Remove racks--clean with
scouring pads, rinse, and dry.
·
Clean burner bowls, drip pans,
and rims using oven cleaner. Cover drip pans with aluminum foil. There
is a $10 charge for each burner pan that must be replaced.
·
Clean area around burners and
under burner bowls with a small amount of oven cleaner.
·
Move stove away from wall and
clean sides of stove with “409”.
2. REFRIGERATOR AND MICROWAVE:
·
Clean refrigerator and
microwave inside and outside with “409”.
·
When finished, leave
refrigerator turned on.
3. CABINETS AND
COUNTER TOPS:
Clean cabinet
shelves, drawers, doors, and counter tops using only glass cleaner
and
soft rags.
4. FLOOR:
Clean with water
and white vinegar. Do not allow any cleaners to touch the floor.
5. CERAMIC
TILE:
·
Clean with Tilex “Mildew
Remover” (Use a toothbrush on grout lines to remove stains,
grime and mildew.)
6. BATHROOM:
1. CERAMIC TILE: Clean with Tilex “Mildew
Remover” and SCOURING PADS or a natural
bristled or plastic bristled scrub brush.
2. TOILET:
·
Leave detergent in bowl for 15
minutes, and then use toilet brush to clean inside of bowl.
·
Clean outside of toilet with
“409”
3. FLOOR:
Clean floor with water and white vinegar (as
with the kitchen floor). DO NOT allow Tilex “Mildew Remover” to get on
the floor--this will damage the linoleum tiles. If floor is ceramic tile
scrub grout lines.
4.
CABINETS, MIRRORS, SINKS &
COUNTER TOPS: Use glass cleaner.
Apply glass cleaner using paper towels for mirrors, and using soft
rags for other surfaces.
5. EXHAUST FAN: Use a vacuum to remove dust from exhaust fan -
use a rag with 409 to wipe cover down.
