This is one of Flo-Mar's newest projects, 609 Washtenaw. Check it out and tell us what you think! 609 is a six bedroom, two bathroom house located on Washtenaw Ave. between College Place and Perrin St. When Flo-Mar Apartments acquired 609 Washtenaw, it was not in good shape. Not only had there been no updates to the house in quite a while, but the house had also been abused and was practically falling apart. Because of damage done by previous tenants and neglect by previous owners, there were over 100 violations of city code. In the short time that Flo-Mar has owned the house, however, it has been greatly improved. The upstairs bathroom has been completely gutted and replaced with a modern full bathroom complete with ceramic tiled floors and walls.
Once Rex, Dave and Ben (the Flo-Mar Maintenance team) got to
this point in the demolition of the bathroom, they made an important
discovery. This bathroom was originally the site of two stairways: a
butler's stairway to the second floor and another that lead to the
basement. The important part of this discovery is that whoever had
replaced the stairways with the bathroom had done a very poor job. They
forgot to add support so that the whole bathroom was resting on just one floor
joist and the wall between the kitchen and bathroom had no support either,
except for that one floor joist.
Here's what the bathroom looks like now! Just as in the upstairs bathroom, the walls of the downstairs bathroom are tiled in marbled ceramic. The floor also has ceramic tile. Not shown in these pictures is another wall that has a large mirror with lower cabinets for extra storage space.
We recently began rebuilding the front porch to add support. We built new stairs and will be replacing the banister. These pictures show how the front porch was sagging from lack of support and the progress through adding the support, building new stairs with railings, and adding the finishing touches like latticing and paint. The kitchen was remodeled just in time for our new Flo-Mar tenants to move in. Here's what the kitchen looked like before we started (ew, GROSS!) and after the project was completed. While the kitchen was being remodeled we also gutted the living room and dining room. The end result was clean smooth walls with chair railing, crown molding, and ceiling fans with other fancy decorations. Other major improvements at 609 Washtenaw:
